on the Gold Coast
Australia’s off-the-plan capital, where towers are sold from imagery years before they reach the skyline.
Working on the Gold Coast
Planning context
Gold Coast City Plan assessment, with height and density concentrated along the beachfront and the light-rail corridor. Tall towers draw close public attention to shadow on the beaches and to how a building sits in the skyline, so context accuracy matters from the very first image.
What gets built here
Beachfront residential towers in Surfers Paradise, Broadbeach and Burleigh, luxury canal and waterfront homes, and a growing medium-density market along the light rail. Buyers — many of them interstate or overseas — commit on the imagery alone.
Who commissions it
Tower developers running off-the-plan campaigns, the project marketers who sell for them, and luxury builders on the canals and in the hinterland.
One thing we get right here
Beachfront light is intensely bright and reflective, with the sea throwing light back up into balconies and soffits. A tower rendered without that bounce and the glare off the water looks as though it has been moved inland.
Typical Gold Coast projects
Beachfront residential towers
Off-the-plan towers in Surfers Paradise, Broadbeach and Burleigh, where the view from each level is the product. We build the coastline and skyline from real context, so every apartment’s outlook is the one it will actually have.
Canal and waterfront homes
Luxury homes at Sovereign Islands, Hope Island and Sanctuary Cove, where the water frontage, the pontoon and the outdoor living are the selling points. We render them in the light and reflections the water really gives.
Medium density along the light rail
Townhouses and mid-rise along the light-rail corridor, where the argument is amenity and access. Streetscapes and arrival views matter more here than a tower’s hero shot.

FAQ
Gold Coast questions
Do you work on projects on the Gold Coast?
Yes — Surfers Paradise, Broadbeach, Main Beach, Burleigh Heads and across Queensland. We work from your drawings, survey and site photography, and match the light, materials and planting to the place.
What do you need to start a Gold Coast project?
Elevations and a floor plan are enough to begin. A site plan with a north point matters more here than most people expect, because it is what makes the sun angles real rather than decorative.
How much does it cost?
Exteriors from $1,500 and interiors from $1,500, quoted at a fixed price with scope and a delivery date before anything starts. All prices in AUD and exclude GST.
Can you render the real view from each level of a tower?
Yes. The coastline, hinterland and surrounding towers are built from real context at each floor’s actual height and orientation. On the Gold Coast the view is the product, and buyers — many of them interstate or overseas — rely on it being true.
Do you work with project marketers on Gold Coast launches?
Yes. Many Gold Coast campaigns are run by the project marketer, and we deliver to their formats and launch dates — hoardings, display suite screens, brochures and digital — all from one scene.
How do you handle beachfront light?
By rendering the bounce and glare off the water that define the place, rather than inland light. Balconies, soffits and glass all pick up reflected light from the sea, and leaving it out is the tell that gives an image away.
